Frequently Asked Questions

Buying, selling, and investing in Utah real estate with The Gabel Group.

What areas of Utah do you serve?

The Gabel Group is based in Cottonwood Heights and works throughout the Salt Lake Valley — Draper, Sandy, Millcreek, Holladay, South Jordan, West Jordan, Herriman, Bountiful, North Salt Lake, Park City, and surrounding communities. Salt Lake County is home base; Davis and Utah County transactions are also frequent.

What kinds of properties do you handle?

Residential (single-family, condos, townhomes), commercial real estate through KW Commercial, and multifamily investment properties. Mike Gabel has structured everything from first-time buyer transactions to multi-property investor portfolios.

How do I find out what my home is worth?

Contact Mike directly for a comparative market analysis — no cost or obligation. A CMA looks at recent comparable sales in your neighborhood, current active listings, and market conditions specific to your area. Call 801-205-3501 or email mike@thegabelgroup.com.

How long does it typically take to sell a home in Utah?

Time-on-market varies by price band, neighborhood, and condition of the home. In most Salt Lake area neighborhoods, well-prepared and correctly-priced homes sell within a few weeks. Mike will walk you through realistic expectations for your specific property before you list.

What should I expect during the buying process?

Typical steps: lender pre-approval, home search and property tours, offer and negotiation, contract acceptance, inspection and appraisal, financing finalization, and closing. Most Utah transactions take 30 to 45 days from accepted offer to keys in hand. Mike coordinates each step and stays hands-on until closing.

Do you work with first-time home buyers?

Yes. First-time buyers need extra guidance around loan programs (FHA, VA, USDA, conventional), earnest money, inspection contingencies, and closing costs. Mike walks first-time buyers through each step and connects them to trusted lenders and title companies.

Do you handle 1031 exchanges and investment property transactions?

Yes. A significant part of the practice is investment real estate — multifamily, small commercial, and 1031 exchange transactions where an investor is deferring capital gains from the sale of one investment property into the purchase of another. Mike will coordinate with your 1031 intermediary and tax advisor to keep the exchange on track.

What makes The Gabel Group different from other Utah agents?

Three things: 30-plus years of experience across residential and commercial deals; direct affiliation with KW Utah Realtors and KW Commercial (deep MLS access and back-office support); and hands-on availability — Mike answers his own phone and manages every deal personally rather than passing you to a junior agent.

What information do I need before contacting you about buying?

Not much. If you have loan pre-approval already, share the price range. If not, Mike can point you to lenders who can pre-approve quickly (usually 24 to 48 hours). Come prepared to talk about neighborhoods, timing (when you need to be in), and must-haves.

How do I get in touch?
